Here's what I am envisioning. Let's see if you can sketch it for me. I want a smallish cottage farmhouse with 4 bedrooms downstairs and a small upper loft. I want an open living space. You walk into the living room which is in the middle of the house and the kitchen is open behind. There is no wall, only a large island dividing the spaces. Nice, big window at the sink. On one side, the bedrooms are 12x12 connected by a Jack and Jill bathroom. Also on that side, at the back of the house is a utility/laundry room. This room will probably also be used as a pantry space. On the other side of the kitchen and living room, there are two more bedrooms. The front bedroom is another 12x12 room. It has an entrance into a bathroom, but this bathroom also serves as the guest bath, therefore needs and entrance from the living space. The "back" bedroom is the mastersuite, so it will have its own bath. It can be bigger than the other bedrooms, to make the side where it is located match the size of the other side with the utility/laundry room. I do not want hallways in the home. You can decide the best place to place a stairway going upstairs to a small loft. I want the loft private enough to use as a bedroom if we want, but not necessarily a bedroom. Later in life, we could use it as a second sitting area or whatnot. I do want a front and back porch. Use your imagination for the back porch space. See more
